The Top Residential Areas of Dhaka 2026
Gulshan remains Dhaka's gold standard for residential living. Home to embassies, multinational corporations, upscale restaurants, premium shopping centres like Gulshan DCC Market and Gulshan Avenue, and some of the city's best private hospitals, it offers an unmatched quality of life. The area is clean relative to the rest of Dhaka, has better road maintenance, and benefits from tight security provided by the Diplomatic Security Zone.
Gulshan 1 is more commercial, while Gulshan 2 is more residential and commands higher prices. North Gulshan — particularly the area around the lakes — is especially sought after. Property prices start at ৳15,000–৳25,000 per sqft for apartments, making it the most expensive residential area in Bangladesh.

Banani is the heartbeat of Dhaka's urban professional class. It is adjacent to Gulshan, giving residents easy access to the diplomatic zone's amenities while enjoying a slightly more affordable price point.
The road network in Banani is better than most of Dhaka, and the area is well-served by CNGs, ride-sharing apps, and the upcoming metro connectivity improvements. Block A and B are particularly desirable with newer apartment buildings offering luxury amenities like rooftop pools, gyms, and underground parking.
Banani is best for: Young professionals, couples, small families, and those who want to be at the center of Dhaka's social and business life.
Bashundhara is Dhaka's most successfully planned residential development. Its wide roads, systematic block layout, abundance of greenery, and lower population density make it a breath of fresh air compared to the older, densely packed parts of the city. The area has matured significantly over the past decade with schools, hospitals, supermarkets, and the massive Bashundhara City Mall all establishing themselves here.
Property values are strong and have been appreciating at 12–18% annually. The area attracts upper-middle-class families who want space, privacy, and a planned environment without paying Gulshan or Banani prices. Blocks C, D, and F are the most desirable within Bashundhara, offering proximity to amenities while maintaining quiet surroundings.
Bashundhara is best for: Established families, those with children, buyers who prioritize space and modern infrastructure.
Uttara's transformation from a sleepy satellite town to one of Dhaka's most desirable residential destinations has been dramatic. The Metro Rail connection to Agargaon and the expansion toward Kamalapur has made commuting from Uttara genuinely viable — a game-changer for a city notorious for traffic.
Uttara offers the widest roads in Dhaka, relatively modern infrastructure, and a growing restaurant and retail scene particularly in Sector 3, 4, and 10. The proximity to Hazrat Shahjalal International Airport is a bonus for frequent travellers. Property values have surged 25–35% since the metro line opened, and the trend is expected to continue as more sectors develop.
Uttara is best for: Families who travel frequently, those working near the airport, buyers seeking good value with strong appreciation potential.
Dhanmondi is one of Dhaka's oldest and most established residential areas. Its tree-lined roads, Rabindra Sarobar Lake, proximity to major universities like Dhaka University and NSU, and concentration of hospitals and private medical centres make it perennially popular. The area has a cultural and intellectual character unlike any other part of the city.
While traffic can be severe in peak hours — particularly near Road 27 and Satmasjid Road — the area's central location means everything in Dhaka is accessible from here. Road 12A and the quieter eastern blocks near the lake command the highest prices and offer the most pleasant living environment.

Honourable Mentions: Areas to Watch in 2026
Mirpur DOHS: The Defence Officers Housing Society in Mirpur offers excellent security, good infrastructure, and relatively affordable prices for those who can access housing there. It is one of the best-maintained residential areas in Dhaka.
Purbachal New Town: Still developing, but government investment and planned smart city infrastructure make this a compelling long-term play. Early buyers are already seeing significant appreciation.
Mohakhali: A rapidly improving area benefiting from corporate office expansion. Rental demand from young professionals is high, making it attractive for buy-to-let investors.
